At Searchlight Title, June holds a special meaning each year. It’s National

Homeownership Month—a time to celebrate one of life’s most meaningful milestones

while also helping others take confident steps toward it. First recognized by

President Bill Clinton in 1995 as a weeklong initiative to promote homeownership,

the observance was expanded by President George W. Bush in 2002 to become

National Homeownership Month.


Homeownership is more than a transaction. It’s about building a future, creating

stability, and planting roots in a place you can truly call your own.


As we celebrate this month, we’re reminded that behind every closing table is a

story—a first home, a growing family, or a new beginning. 


National Homeownership Month isn’t just about recognizing homeowners—it’s about

education, empowerment, and opportunity. For many, the path to owning a home

can feel overwhelming. This month encourages first-time buyers to explore their

options, ask questions, and take that first step with confidence.


As I prepared for this blog, I had the opportunity to connect with several REALTORS®

and lenders to hear what they’re seeing in today’s market. Across those conversations,

a few common themes stood out—practical tips they consistently share with clients who

are considering homeownership.


  1. Start the process early so you know your options and budget. Buying a home is much easier when you understand your numbers before you begin seriously shopping. Meeting with a lender early helps you identify your realistic price range, estimated monthly payment, down payment needs, closing costs, and any areas that may need attention before you are ready to write an offer. It also gives you time to compare loan options, gather documents, address credit or income questions, and make confident decisions instead of feeling rushed once the right home becomes available.

  2. A pre-approval is helpful, but it is not always the golden ticket. A basic pre-approval can be a good first step, but buyers should spend time having a deeper conversation with their lender, so they are fully prepared when they find their dream home. When possible, ask your lender about moving beyond a simple pre-approval toward underwriter approval before you shop. This can help reduce surprises, strengthen your offer, and make the closing process smoother.

  3. Current interest rates are close to the long-term historical average. While today’s rates may feel higher compared to the unusually low rates seen a few years ago, they are not out of line when viewed over several decades. Mortgage rates have moved through many cycles, and buyers should focus less on trying to perfectly time the market and more on whether the payment, home, and long-term plan make sense for their situation. A trusted lender can help explain what the current rate means for monthly affordability, total buying power, and possible refinance options if market conditions change in the future.

  4. There are many lender programs available, and the right one depends on your situation. Buyers should meet with a local lender face to face whenever possible to talk through their goals, financial picture, and available loan options. Programs may vary based on income, credit score, down payment, property type, location, and whether the buyer is purchasing a home for the first time. First-time homebuyer programs, down payment assistance, FHA, VA, USDA, and conventional loan options can make a meaningful difference for qualified buyers. The key is not assuming there is only one path to homeownership; a knowledgeable local lender can help match buyers with the program that best fits their needs.

  5. Our market remains strong, and well-priced homes continue to perform well. Local professionals agree that the market remains healthy, with sales prices often coming in at or above 95% of the asking price. This means buyers should be prepared, realistic, and ready to act when they find a property that fits their needs. At the same time, sellers should understand that pricing strategy still matters. Homes that are priced appropriately, presented well, and supported by strong local guidance are more likely to attract serious buyers and achieve favorable results.


While preparation and financing are important parts of the journey, homeownership

is ultimately about more than numbers—it’s about people, goals, and dreams.
